Our Short Sale Process For Homeowner's/Sellers. How It's Done:

1. Submit your lead online.

2. After we receive the online form, our representative schedules an appointment to discuss our process with you and answer any and all your questions. In most cases we will be familiar with the bank you have a loan with and their process.

3. We collect the Short Sale packet and submit it to the Lender for approval. We in addition submit a real estate investor offer 70% of market value to expedite the process and save you months of uncertainty.

4. If you do not have a real estate agent we will assist you in finding one so we can have the property marketed and identify a buyer. We work with you your agent to aggressively price the property.

5. Our representative negotiates with the bank and gets approval.

6. We work with your lender to have the deficiency judgement waived or minimized and discuss bankruptcy options if necessary.

7. Work to schedule a closing date for you and the buyer.

8. Show you how to avoid paying the debt forgiveness tax at year end.
